BROKER REACTIVATION COURSE This Colorado Real Estate Commission course is available to licensees who want to activate an inactive license, activate an expired license, or renew an active license. The course may be used to renew an active license if a licensee has missed an Annual Commission Update Course. The BRC is available to licensees who did not use this option in the previous license cycle (may not be used in consecutive license cycles), or if the licensee has been inactive or expired for up to 36 months. The course will also be available ONLINE beginning spring of 2013. Tuition $200

 

COLORADO COMPREHENSIVE EXAM PREP COURSE This course is designed for those who must pass the "State" portion of the licensing exam but are NOT familiar with Colorado license law, Commission Rules, Position Statements, approved forms, and closing procedures. This is the recommended course for those currently licensed in another state who are seeking a Colorado Real Estate license, or for those who are activating a Colorado license. The course also provides a comprehensive update for any Colorado licensee. The course is offered distance learning only. This course does not offer continuing education hours. Tuition $275

 

ANNUAL COMMISSION UPDATE (ACU) COURSE (4 Hours) This course is required three times in each three year licensing renewal cycle by the Colorado Real Estate Commission. The course focuses on new statute and commission rules, recent court decisions, and changing standards of practice. The Commission Update Course is available classroom, tuition $40 or ONLINE STREAMING VIDEO distance learning. tuition: $40

 

BROKERAGE ADMINISTRATION (24 Hours) The Brokerage Administration course is required for license upgrade to Employing Broker. Tuition $200.00

ACCREDITED BUYER REPRESENTATIVE - ABR (24 Hours) Earn the prestigious ABR designation while completing continuing education requirements. The ABR designation requires the completion of a two-day "Core Course" and a one day elective of choice. Total Program Cost $365.00, Core Course Only $290, Elective Only $90.

 

ACCREDITED SELLER REPRESENTATIVE - ASR (12 Hours) The ASR designation provides real estate professionals with direction and knowledge to move to a higher level of professional service for today's sellers. This program blends the critical areas of today's specialized world with the practical issues that are part of becoming a MARKET AREA OR PRODUCT SPECIALIST. This course fulfills the educational requirement for the ASR Designation. Tuition $250.00

 

ADVANCED CONTRACTS (4 Hours) This course will assist the practicing real estate broker in mastering the understanding and completion of listing agreements, the Contract to Buy and Sell Real Estate and related forms. Tuition $40.00

 

INTRODUCTION TO BUSINESS BROKERAGE (4 Hours) This course provides a comprehensive introduction to business brokerage. Topics include business brokerage concepts and practice, business opportunity listings, Real Estate Commission rules and compliance. Tuition $50.

 

CERTIFIED VALUE SPECIALIST Designation (12 Hours) This course brings together 25 years of course development into a one-stop solution for real estate brokers. The CVS designation will provide CMA and BPO mastery combined with the ability to impart the brokers knowledge to appraisers, underwriters, buyers and sellers, and close more transactions. The CVS will learn techniques to determine the nuance of local markets markets and become THE neighborhood expert. Benefits of the CVS designation include use of the CVS trademark, access to the CVS web site which inlcudes a Q&A forum and shared files and documents, and monthly updates on value issues that impact real estate transactions. There is no annual fee to maintain the CVS designation. Tuition $175

The course will review the management of a real estate transaction from the listing contract through and beyond the closing. The course incorporates the essential steps a broker must take and common pitfalls to insure a successful and proper closing. Tuition $40

HOUSE KNOWLEDGE I AND II (8 or 16 Hours) These two one-day modules will enhance the broker or appraisers practical knowledge of the product they sell. Participants will gain confidence and add value to their role as real estate professionals when they have a better understanding of the systems and components of Colorado's unique housing stock. JELLY DONUTS AND THE APPRAISER (4 Hours) This course is step one in a four-part series designed to provide an arsenal of tools for real estate brokers. Taken separately or in series, you can increase your CMA skills and accuracy with a better understanding of simple appraisal concepts and techniques. Learn what data the appraiser needs to avoid loan problems and minimize the opportunity for failed transactions due to lender issues. Develop your own market specific adjustment values and increase listing and sales activity as you obtain unique information about any specific neighborhood. Subsequent classes are Valuation in A Down Market, Working With Residential Investors, and finally Real Estate Trends Analysis. Tuition $40.00

 

MORTGAGE BROKER PRE-LICENSE COURSE (20 Hours) The AREI Mortgage Broker pre-license courses have been approved for real estate broker elective continuing education. Real estate brokers can fulfill continuing education requirements while qualifying for the mortgage broker license. The course and state exam must be completed to obtain the mortgage broker license.

 

NEW CONTRACTS (4 Hours) There are new forms headed your way that become mandatory January 1, 2012. We have developed our new forms course to help you get up to speed and be prepared for the changes before they become mandatory. Tuition $50

 

REAL ESTATE PROFESSIONAL ASSISTANT (14 Hours) This course is designed to provide a course of study for the prospective real estate assistant. The course will provide knowledge regarding the day-to-day operations of the real estate business, enable the assistant to become familiar with real estate terminology, various sales and marketing tasks and assist the practicing real estate broker in mastering the understanding and completion of listing agreements and related forms along with the Residential Contract to Buy and Sell Real Estate and related forms. SENIOR REAL ESTATE SPECIALIST (13 Hours) This course is designed for agents who are working or wish to work more effectively with seniors. The course will cover many issues affecting the maturing population such as equity conversion and estate planning. Completion of this course fulfills the academic requirements for the prestigious SRES Designation. This course can also be credited towards the National Association of Realtors(R) GRI Designation. Tuition $249.00

 

SFR CERTIFICATION CORE COURSE: SHORT SALES AND FORECLOSURES (7 Hours) This National Association of Realtors course provides the broker with real world tools to help close foreclosure and short sale transactions. Topics covered include properly packaging the short sale offer, working with the sellers agent, understanding causes of foreclosure and options to foreclosure. (Tuition $75)

 

THE POWER OF INVESTMENT ANALYSIS (3 Hours) If your are currently working with investors, hope to work with investors, or are an investor yourself, the simple analytics presented in this class can help you make sound decisions. Topics include the benefits of real estate vs. other investments, investor business development, financial indications including debt coverage ratio, before and after tax cash flow, cap rates, GRM, and cash-on-cash return. The course offers real world case studies and examples throughout the three hour presentation. Tuition $30

 

THE POWER OF EXCHANGE (3 Hours) Understand IRS Section 1031 terminology, closing procedures, identfying "like kind" property and converting a rental to primary residence and a residence to a rental. Additional topics include related party rules, reverse exchanges, split transactions and capital gain. Tuition $30

 

VALUATION IN A CHANGING MARKET (4 Hours) The course will explore simple micro economic techniques which will allow the professional real estate broker to determine trends in a changing market. You will learn to measure specific market conditions, measure and apply time adjustments, understand the effect of financing concessions on value, and effectively communicate the results of the analysis to buyers, sellers, appraisers and loan underwriters. An important component of the course addresses tactics the real estate broker can employ to impact the loan underwriting process and avoid lost transactions. VALUE STRATEGIES FOR THE REAL ESTATE BROKER (4 Hours) This course will discuss today's issues effecting real estate transactions. The course will provide real estate brokers with the ability to positively interact with appraisers and avoid loan approval problems and lost transactions.
